A personal message from Ray Alcorn
After five years, three failed designs and untold hours of frustration I finally have my own website. I’m a mixed bag of emotions… excited, relieved, and also a bit anxious about delivering what I’ve promised! I hope I am up to the challenge of creating a resource for commercial real estate investors that grows more valuable over time. More on that in a moment.
If you get the idea I was more of an impediment than help in building the site, you would be right.
Special recognition goes to Amy Reynolds and Sheree Lacasse at Park Commercial Real Estate. They allow me to believe I’m in charge, but in reality they run the show. These two exceptionally talented women put up with me on a daily basis—in itself grounds for sainthood—and keep the business end of DealMaker’s Guide running smoothly in their “spare” time.
I am so fortunate to have people around me that don’t know the meaning of the word “quit”. Words are not enough to express my deep appreciation for each of you.
The next step is to deliver the types of services and information investors have asked from me for years, including a way to gain consulting and mentoring services that I have never offered before. It will take time to phase in the various services and features in the works, so please sign up for the mailing list. Once the list is in working order I will be sending out weekly updates about new site features in a newsletter format.
I have three priority objectives for the site:
- Actionable Intelligence for Sustained Wealth Creation
The first priority of this site is to deliver actionable intelligence for direct owners of commercial real estate. I define that as alerting you, in real time, to opportunities and threats for commercial real estate investments and how to capitalize on them in all market conditions.
DealMakersGuide.com will deliver accurate, timely and actionable information to enable you to make informed decisions about your investments. Most importantly, we will focus on wealth-creation strategies based in sound financial principles, including the benefits of both active and passive investments.
- A Full Toolbox
The second objective at DealMaker’s Guide is to deliver the tools, contacts and resources you need to put the intelligence we supply into action.
My favorite truism is “Opportunity, without the capacity to capture it, is an illusion.”
Living in illusions may be enjoyable, but it will never put money in the bank. To capture opportunity and build wealth we must deal with reality as we find it, not as we wish it to be. That requires knowledge, preparation, and the ability to adapt to changing conditions—i.e. “Capacity”. True capacity includes knowledge of more than one deal technique or property type— much more.
The tools of the trade are in the commercial real estate world are the data, analytical tools and transaction documents required to deal with multiple deal structures, property types and markets.
Your capacity to capture opportunity across all conditions is directly proportional to how many tools you have in your box. Once an opportunity is identified, the next step is to select the right tools for the job. Our mission is to show you the tools you need, and how to get them.
- A Learning Community
The third objective of DealMakersGuide.com is to create a dynamic community of commercial real estate investors who exchange their experience, expertise, and best practices to make us all better investors. In the dozen years I’ve been writing about real estate I have become a much better investor because of the interaction with people all over the country who made me think. I want you to enjoy the same benefit.
Investing in commercial real estate requires knowledge of numerous professional disciplines, including marketing, finance, law, construction trades, architecture, engineering, zoning and land-use ordinances. No one is an expert in every field, and a critical component of success is access to the expertise of all the required disciplines.
We will be launching a private forum for exclusive use of the DealMaker’s Guide community. The Forum will include access to stable of contributing experts which include my personal colleagues, and have the ability to conduct one-on-one private consultations using online remote meeting technology. I will also offer a regular schedule of webinars and live educational events tailored specifically to the needs of the DealMaker’s Guide community.

I encourage everyone to make suggestions as we grow the site. What you see now is what we consider a good start. I’ve tried to illustrate the overall vision above, but that too is a work in progress.
